Freedom Mixed-Use
This two-story building houses offices, electronics and optics labs and high-bay light manufacturing space for two initial tenants, plus shell space for future tenant expansion. Construction is steel frame with insulated metal panel exterior walls except for brick accents at entries and a continuous “wainscot.” Different patterns and colors of horizontal IMPs are used to reduce the scale of the large wall expanses and articulate the tenant spaces. The two tenants are defense contractors with various levels of secure spaces. Hardened safe rooms are provided to accommodate all staff in this tornado-prone location. The roof is a gabled, low-slope membrane roof; HVAC is by rooftop heat pumps and zoned VAV distribution. Isolated concrete floors and engineered stud and gypsum board partitions separate occupancies, including one tenant’s bridge crane-equipped manufacturing area from the other tenant’s optics lab. High-bay floors are designed for heavy military vehicles. The site backs up to a wooded hill and is designed for employee amenities along the on-site creek. EV chargers are provided.
